About OPAC Bahamas

We are OPAC Bahamas, the construction and operations arm of RAV Bahamas. We build a luxury waterfront portfolio in Bimini, Bahamas, 50 miles from Miami: residential communities at Rockwell Island and Illa Banyan, signature residences, and the Bimini Bay Marina.

Building on an island is a logistics business as much as a construction business. We buy and consolidate nearly everything in Miami and ship it by container to Bimini, where our crews and contractors build reinforced concrete and block homes to a luxury standard in a hurricane zone. We need a Project Manager who makes that machine run on schedule and on budget.

The Role

We need an experienced Construction Project Manager to take ownership of our active and upcoming construction on Bimini. You plan, direct and control the works: you run the contractors and site teams, coordinate schedules and materials, manage the budgets, and deliver every project efficiently, safely and to the standard our buyers expect.

This is a hands-on, on-island leadership role. You report directly to ownership, with a Construction Superintendent on site and our Miami purchasing and warehouse team behind you.

What You Will Run

Planning and scheduling

  • Own the master schedule for every project. Sequence trades, materials and inspections.
  • Set milestones, track progress weekly, catch delays early and fix them.

Contractors and site

  • Run our contractors, subcontractors and field crews. Hold them to scope, schedule and quality.
  • Run site meetings, document decisions and follow through on every action item.
  • Work with the Construction Superintendent on daily site activity and inspections.

Budget and cost

  • Build and manage the project budgets. Track committed and actual cost against estimate.
  • Review bids, change orders and pay applications. Control scope creep.
  • Report cost position and forecast to ownership monthly.

Materials and logistics

  • Plan material take-offs and lead times so containers ship from Miami ahead of need.
  • Work with our purchasing and warehouse team on orders, container loading and receiving on island.
  • Manage on-island inventory of materials and equipment across projects.

Quality, safety and compliance

  • Build to the approved plans, specifications and the Bahamas Building Code.
  • Enforce site safety. Coordinate permits, inspections and approvals with local authorities.
  • Inspect work before cover-up. Keep photo records and punch lists through closeout.

Reporting

  • Give ownership a weekly progress report: work completed, schedule status, cost position, issues and decisions needed.
  • Be the single point of contact on site for consultants, contractors and ownership.

Who We Are Looking For

We care about what you have built and how you run a site, more than titles.

  • 5+ years managing construction projects, with real ownership of schedule, budget and contractors.
  • You have delivered residential, resort or waterfront work and can walk us through it.
  • You know reinforced concrete and block (CMU) construction. Coastal or hurricane-zone experience is a plus.
  • You are comfortable with budgets in the millions and with several projects running at once.
  • Fluent Spanish. Enough English to work with local authorities and suppliers.
  • Willing to relocate to Bimini full time. Valid passport; we handle the work permit.

Bonus points

  • Island, Caribbean or remote-site work where materials arrive by container.
  • Luxury finishes and demanding clients.
  • Pools, docks, seawalls or marina work.
  • Degree in civil engineering, architecture or construction management.
  • MS Project, Primavera or similar. Excel. Procore is a plus.

Your First 90 Days

  • Day 30: you know every active project: schedule, budget and open issues.
  • Day 60: master schedule and material lead-time plan in place for each project.
  • Day 90: weekly reporting running, and contractors working to a schedule you enforce.

Compensation and Benefits

  • Base Salary: Competitive, based on experience. We negotiate.
  • Housing: We provide your accommodation on Bimini. Living expenses included.
  • Food Allowance: Monthly food allowance.
  • Work Permit: We sponsor and process your Bahamas work permit.
  • Relocation: Full time on Bimini. Relocation support agreed as part of the offer.
